PCC ASSOCIATION MANAGER REPORT
JULY 2008

  1. Managed PCC office on a daily basis
    1. Answered emails and phone calls.
    2. Met with maintenance employees.
    3. Kept information up to date and posted on bulletin boards.
  2. Supervised installation of new cooling system for clubhouse.
    1. Met with Mike Green to finalize heating project.
    2. Heat pump installed on June 3rd.
    3. Air conditioning units turned June 9th.
  3. Facilitated the project to pour new heat pump pad.
    1. Heat pump pad finished and draining excess water.
    2. Fence enclosure designed and materials ordered.
    3. Fence and gates to be installed by end of July.
  4.  Met with CVB to deposit funds and research safety deposit box.
    1. Made deposits of most recent dues received.
    2. Obtained schedule of CD renewals.
    3.  Safety deposit box problem is not resolved.
  5.  Continued to work on first Ponderosa Group Email List
    1. Added new members as we received their information.
    2. Sent out three group emails in June 08.
    3. Problem solved emails that were returned to us as not good.
  6. Worked with buildings and grounds on Caretaker House needs.
    1. Worked with Tony on list of needed repairs.
    2. Purchased materials for bathroom updates.
    3. New showers to be installed in July of 08.
    4. Purchased new refrigerator.
  7. Facilitated Workshops and Board meetings for Board.
    1. Scheduled and set up clubhouse for meetings.
    2. Provided needed reports for both meetings.
    3. Emailed Association Manager & Financial Reports.
  8. Processed homeowner dues and did check deposits.
    1. Opened, copied and recorded all invoices.
    2. Listed all checks and deposited in CVB.
    3. All invoices to Nancy for Quick Books recording.
    4. Dropped off  information for liens to be filed to attorney.
  9. Met with greenbelt committee on June 28th
    1. Scheduled work for month of July.
    2. Worked with Tony to haul wood chips to needed sites.
    3. Working on new bench placements for July.
  10. Sent documents for website updates.
    1. Monthly Association Manager Reports.
    2. Monthly Financial Reports.
    3. Reports from greenbelt committee.
  11. Met with Paul Johansen & Tony Viera regarding roads & water.
    1. Set up schedule for summer roadwork.
    2. Pinto graveled, graded and watered on June 12th.
    3. Upper Saddle graveled, graded and watered on June 26th.
  12. Facilitated the resurfacing of our community pool.
    1. Met with Paul regarding pool upgrades needed.
    2. Worked with Paul on fixing some drains and lights.
  13. Discussed Thoroughbred Lane with two homeowners.
    1. Telephone conference with Forsgren regarding road design.
    2. Met with Mike Yaskus regarding road updates.
  14. Met with Bill, Jeanne, Gina and Bill Schmidt – Water System.
    1. Scheduled the installation of our emergency backup system.
    2. Working with Paul and Bill Schmidt on scheduling the nextphase of water main installation.
