PCC ASSOCIATION MANAGER REPORT
JUNE 2008

  1. Managed PCC office on a daily basis
    1. Answered emails and phone calls.
    2. Met with maintenance employees.
    3. Kept information up to date and posted on bulletin boards.
  2. Supervised installation of new cooling system for clubhouse.
    1. Met with Mike Green and okayed installation plans.
    2. Heat pump pad finished on May 23rd.
    3. Heat pump to be installed on June 4th.
  3. Facilitated the project to pour new heat pump pad.
    1. Forms were built during the week of May 12th.
    2. Retaining wall poured on May 16th.
    3. Sidewalk and pad poured on May 22nd.
  4.  Met with CVB to deposit funds and research safety deposit box.
    1. Made deposits of most recent dues received.
    2. Researched past safety deposit box users from Ponderosa
           Board of Trustees
  5.  Continued to work on first Ponderosa Group Email List
    1. Added new members as we received their information.
    2. Sent out three group emails in May 08.
    3. Problem solved emails that were returned to us as not good.
  6. Worked with buildings and grounds on Caretaker House needs.
    1. Worked with Tony on list of needed repairs.
    2. Purchased materials for bathroom updates.
    3. New showers to be installed in June 2008.
    4. Looking into grass for front yard.
  7. Facilitated Workshops and Board meetings for Board.
    1. Scheduled and set up clubhouse for meetings.
    2. Provided needed reports for both meetings.
    3. Emailed Association Manager & Financial Reports.
  8. Processed homeowner dues and did check deposits.
    1. Opened, copied and recorded all invoices.
    2. Listed all checks and deposited in CVB.
    3. All invoices to Nancy for Quick Books recording.
    4. Sent out “delinquent payment” invoices including financecharges and a rebilling fee.
  9. Collected incoming ballots and facilitated annual meeting.
    1. Put ballots in ballot box and secured.
    2. Made up necessary reports for annual meeting.
    3. Set up clubhouse for annual meeting.
  10. Sent documents for website updates.
    1. Monthly Association Manager Reports.
    2. Monthly Financial Reports.
    3. Revised financial reports.
  11. Met with Paul Johansen & Tony Viera regarding roads & water.
    1. Set up schedule for summer roadwork.
    2. Determined roads to be graveled and areas to be paved.
    3. Road patching and surfacing scheduled for June 08.
  12. Facilitated the resurfacing of our community pool.
    1. Pools resurfaced on May 20th.
    2. Pools opened on time on May 24th.
  13. Discussed with Jeanne, maintenance & property issues.
    1. Monitoring of Yaskus project behind lot 6.
    2. Met with Mike Yaskus regarding Thoroughbred Lane.
    3. Meeting with our engineer, Bill Schmidt on June 13th.
  14. Met with Moon Security regarding security camera set up.
    1. Security system checked out and working fine.
    2. Moon Security has advised an update for 2009.
