PCC ASSOCIATION MANAGER REPORT
APRIL 2008 

  1. Managed PCC office on a daily basis
    1. Answered emails and phone calls.
    2. Met with maintenance employees.
    3. Kept information up to date and posted on bulletin boards.
  2. Met with Mike Green of Aire Masters for C. House heating bid.
    1. Received a bid of $ 8,262.53 for new heat/cooling system.
    2. Accepted bid and scheduled installation.
    3. Installation to start on April 28th, 2008.
  3. Met with Michael Dickes for C. House roofing installation.
    1. Roofing installation started on March 17th, 2008.
    2. Installation completed on April 3rd, 2008.
    3. Roof paid for by 2008 Capitol Improvement Fund.
  4.  Met with treasurer Peter Smith to go over budget.
    1. Determined timeline for financial reports.
    2. Determined procedures for check deposits.
    3. Discussed financial reporting to the board.
  5.  Continued to work on first Ponderosa Group Email List
    1. Added new members as we received their information.
    2. Sent out four group emails in March 08.
    3. Ponderosa group email now consists of 250 members.
  6. Worked with buildings and grounds on Caretaker House needs.
    1. Worked with Tony on list of needed repairs.
    2. Determined products & supplies needed.
    3. Purchased needed products & supplies on March 22nd.
    4. Work on Caretaker House to be completed in April 2008.
  7. Facilitated Workshops for March Board meetings for Board.
    1. Scheduled and set up clubhouse for meetings.
    2. Provided needed reports for both meetings.
    3. Presented Association Manager Reports.
  8. Processed homeowner dues and did check deposits.
    1. Opened, copied and recorded all invoices.
    2. Listed all checks and deposited in CVB.
    3. All invoices to Nancy for Quick Books recording.
    4. Late payment notices to go our on April 15th, 2008.
  9. Cleaned office and sorted out all out of date reports and materials.                      
    1. Put needed past reports in archive filing boxes.
    2. Building archive storage shelves in Clubhouse basement.
    3. Archives to be stored by end of April, 2008.
  10. Sent new documents for website revisions.
    1. Documents for revision of Clubhouse rental.
    2. Documents for homeowner record keeping.
    3. Documents for Association Manager Reports.
  11.   Met with Paul Johansen & Tony Viera regarding roads.
    1. Maintenance currently working on pothole repairs.
    2. Power broom will be rented the week of April 14th.
    3. Roads will be cleaned and washed down for spring.
  12.    Prepared tax reports for LeMaster and Daniels.  
    1. Gathered and copied all 2007 Bank statements.
    2. Working on needed report revisions for taxes.
  13.    Met with Jeanne regarding 2008 property tax statements.
    1. Compared 2007 and 2008 statements.
    2. Determined all property owned by Ponderosa.
    3. Assisted Jeanne with a property tax report for board.
  14. Worked on updating Ponderosa Customer list (Homeowners).
    1. Sorted through 2007 list and made changes to 2008.
    2. Set schedule for late payment notices in April & June.
    3. Set schedule for liens with Ponderosa Attorney.
