PCC ASSOCIATION MANAGER REPORT
OCTOBER 2008

  1. Managed PCC office on a daily basis
    1. Answered emails and phone calls.
    2. Met with maintenance employees.
    3. Kept information up to date and posted on bulletin boards.
  2. Facilitated the repair of main Ponderosa pumping system.
    1. Paul has machined parts for repair in October.
    2. Paul and Bill have plan for installation of new spacers.
    3. Continuing to work on final fix for system.
  3. Working with Bill Schmidt to finalize Emergency Water System.
    1. Design is complete as of August 30th.
    2. Blueprints delivered in September.
    3. Cement Contractor to be hired for project in October.
  4.  Met with CVB & BOA to look at investment possibilities.
    1. Made deposits of most recent dues received.
    2. Obtained schedule of CD renewals.
    3.  Invested some money in CD’s and some in MRS.
  5.  Continued to work on first Ponderosa Group Email List
    1. Added new members as we received their information.
    2. Sent out two group emails in September 08.
    3. Used Group Email List to promote job openings.
  6. Facilitated the hiring of a new caretaker.
    1. Put together Caretaker application packets.
    2. Helped interview three potential employees.
    3. Hired an interim caretaker for part time work.
    4. Hired a full time caretaker to begin October 1st.
  7. Facilitated Workshops and Board meetings for Board.
    1. Scheduled and set up clubhouse for meetings.
    2. Provided needed reports for both meetings.
    3. Emailed Association Manager & Financial Reports.
  8. Processed homeowner dues and did check deposits.
    1. Opened, copied and recorded all invoices.
    2. Listed all checks and deposited in CVB.
    3. All invoices to Nancy for Quick Books recording.
    4. Delivered lien letters to Terry McCauley.
  9. Continued work with Greenbelt committee for September work.
    1. Scheduled a chipper for October work party.
    2. Ordering signs for sledding hill.
    3. Scheduled Ken to supervise the chipper in October.
  10. Sent documents for website updates.
    1. Monthly Association Manager Reports.
    2. Monthly Financial Reports.
    3. Updates for the hiring of a new Association Manager.
  11. Met with Paul Johansen & Ken regarding roads & water.
    1. Set up schedule for October and November work.
    2. Scheduled 2 new Ponderosa Water Hookups for September.
    3. Paul is mentoring Ken on water system projects.
  12. Met with Mike Reed to work on Ponderosa Insurance needs.
    1. Applied for a new non-profit insurance program.
    2. New insurance program to start on November 1st.
  13. Met with Thoroughbred owners, Pat Green & Forsgren.
    1. Pat Green to start on Road Project on October 13th.
    2. Dan Howell, Forsgren Engineer, to supervise project.
  14. Reviewed & revised 2009 proposed budget as per board.
    1. Looked over Capitol improvement requests for 2009.
    2. Sent out revised proposed budget to board.
